Since your marking this here is some research I've done.
There is a 212 megawatt plant within a mile of a farm I own a few counties over.
I'll use this as example.

Rule of thumb is 1000 homes per megawatt

212x1000 is 200,000 houses worth of electricity

In Virginia internet says average light bill is couple hundred bucks per month. Mine at home is closer to 300-400.
Let's just say $300 per month

$300 x 200,000 homes is $60,000,000 per month in revenue

They have the money to pay a fair sq ft cost per acre...

Possibly another option is a percentage of gross income.

A solar deal I was once involved in I set those terms...I should add a very small percentage of gross lol
They agreed but county pushback and comprehensive plan changes put that to bed.

One thing is for sure. THESE COMPANIES ARE NOT YOUR FRIEND. WHOLE MOTIVE IS TO MAKE MONEY USING YOUR PROPERTY AND PAY THE LEAST AMOUNT TO YOU.
