Well, I've got 345Kv, 120Kv and 40Kv lines going across my property. My GF got a onetime payment for the 120 lines, my dad for the 345 & 40 lines. I have all hay fields under the lines now, but when they come through it always seems to be, either early spring mud time, the day of or after a major rain storm or 1-2 days before a cutting is coming off. The 120 & 40 lines do go for a half a mile mostly on what use o be neighbor's far (power company bought the easement). So, often when they need to access or work on that part of the lines, it's easier to drive on my hay fields where they can see what they could hit, than drive on their property, too. My hay field seem to be a good spot for staging equipment too, well outside the ROW.

Mike gave you a lot of good ideas, I'll just add one, because of it happened here. Seems they wanted a new survey done, so the surveyors placed traverse points along the way. These points where marked with an 18" long re-rod, being I happened to catch them as they were doing the work I lucky remembered where they set stuff up (I worked for a surveying company in my younger years, so I had an idea of what was occurring). Sure enough, they never came back and removed the re-rods that were driven into the ground across my fields. Now, these rods were not where posts/towers were going to be installed, and a couple were even outside the ROW. I only marked and pulled 8 of them across a 3/4-mile stretch. If I hadn't notice them surveying and been aware of them placing 18" tractor tire deflation tools in the ground, I'd had no re-course for compensation. When (not if) they do damage to crops, land, fences or anything else, take picture/videos. Maybe even have before shots.

In my case the original power company 'spun off' the transmission lines (345 & 120 lines) to a separate company. That company is basically a shell company here. They most subcontract all the actual work out, so I might have numerous companies to deal with (e.g. pass the buck on who is responsible).

Go with the square footage, with increase payment, is my vote. It will not be enough in the future.
