Was approached recently about giving a easement for a high voltage power line. Just curious if anyone else has been involved in this. They are offering a substantial up front cost, with a annual payment based on the linear foot. I was wondering what are some payment/linear ft payments amounts people are seeing.

It looks like they want to go through me around 1.5 miles. Overall footprint of the easement would be in the 20-22 acre range. Average land value is probably $25k per acre. I can still farm it. Just have to look at it/work around the poles.

I'm thinking the linear ft amount offered sounds attractive, but I think it should be on a sq ft basis since the easement has no development potential or any other use.

What are ya'lls thoughts?
