Has the entire roof been leaking for a while? Those aluminum roof/sided building were know for that. If it has been and it hasn't been fixed the deferred maintenance will likely render it a tear down situation since there is already a bad rafter, posts, and a sag. Does it have the laminated posts of 3 2x8's. They are untreated wood tend to rot.

We tore the aluminum off a (1977) 16x60X241 12 years ago and put on new steel. We did get 10 grand or so in scrap aluminum to help defer some of the cost. If I did it again would tear it down and build a new shed that was a little taller and wide enough for semis. We replace several rotten posts every year on it. They were a cheap building when constructed. Our 60x145 Astro the same age is a much better shed.
