sounds like you need to start tabulating up your time and costs for managing your brothers land while he has been enjoying the Arizona sunshine and call it a career. Make sure it is a good hourly rate for all the time you spent lining up a new tenant and the land improvements and send him a bill. Sounds like a he pulled a good one on you, what a great legacy.
