The bankruptcy court can "claw-back" your payment if other creditors were not paid in full. Also, you cannot terminate the lease. It continues for however long the judge decides for whatever rent (s)he decides.
Landlords are blissfully unaware how nasty these things can become.
While not without problems of it's own, termination as soon as the lease is signed gives somewhat of an out for the landlord - as long as it is before the bankruptcy filing.
