Yields here vary so much it's hard to say what average is anymore. APH is the best means to get a real average, here anyway. With our land cost, guys must figure 160 average when they negotiate cash rent..........

Edit: to answer your question, APH here run in the 130's I would guess. I have anywhere from 110's to 140's, the 140's are what I own/family owns and the 110's are west of here where it never seems to rain. Yield goals are 180/140 respectively
