Depending how much he has to offer (cows,pasture,yards, etc) that you will be using/getting, offer him x number of calves times value at weaning each year for x number of years. After those years are up you own all the cows. If your still using his pasture, yards, etc. pay him going rent at that time. Say he has 30 cows with supporting pasture. You provide winter feed, equipment and all else. Give him 20 of the calves at weaning time or the valve of those 20 calves if you want to retain ownership. After x number of years you will own the cows and just pay fair rent for pasture lease from there on out.
