That is very interesting. I'd agree with it. I remember renting some ground back in the early 2,000's and having the same feeling as I do today....pay the rent and there isn't much left. I also remember when commododity prices took off and rents lagged, it was pretty easy to raise those rents a little. We had never netted some much in our lives.
Another reason I like flex rents. That will take out those ups and downs some. Share rents are better yet.
