Most farms for sale regardless of potential have usually been abused in some form or fashion before they were put up for sale. Every farm I buy it's seems I re level and put down new wells. That said my farms are the best ground I farm and I suspect that is the case for most farmers.
First and this sounds easier than it actually is but buy something so you can be seen as a player. By this I mean to get the real deals down the road you have to be seen as a buyer, and it's going to be real hard to be a buyer without overpaying at an auction or some other public offering.
