It would be worth your time to look at FSA 1st time Farm owner loan. I've read good and bad on this site about it but it's been all good for me. Our local FSA office and bank worked together on it up and did almost all the paperwork. With that loan you can put down as little as 5%. However, I don't think you'll be able to cash rent it.
