| I've typically used 20 yr amortizations. When things were less profitable in the early 2000's I sometimes used 25 year loans. I've go through a farm credit as well. Recently what I've been doing is half or 1/3 of the loan variable which is the cheapest interest rate and I can lock it any time if rates move. The other half or 2/3rds on a fixed rate for the life of the loan or locked for like 7 years. I look at it as I have a good portion of the loan fixed and can leave the rest variable to try and lower my total interest cost. | |
