I am about 30 minutes from Stratford, I have not hear anything about prices that high. $20,000 - $22,000 I have heard about....

The other factor that distorts land prices, is the artificially low quota prices. If someone buys an ongoing dairy farm, the book value of the quota cannot be more than $25,000 per KG, but some people are paying more than $30,000-$35,000 for a KG of quota, so the difference in the purchase price gets added to the land price. Does not mean the land prices are that high.
