There may also be "demand" charges associated with 3 phase too. You'll need to figure that in. Our church building has 3 phase for the A/C and heat and the demand charges in the summer are terrible. Burn maybe a Kwh per month (two days a week usage) and it will be $2-300. And half that is demand charges.
