Subject: RE: land survey question

central - east central Minnesota -

Ben (MI) - 11/28/2012 08:57 I just purchased a 6.5 acre parcel on which I plan to build a new home and machine shed. No one claimed to have a had a copy of the land division survey. I even contacted the owner previous to the guy I bought it from with no luck. When I contacted our county surveyor I was told that they have the orginal survey but I will not have access to it. But, for $450 they will mark the corners for me. I have been able to find 3 of the 4 corner survey rods with plastic caps. My goal was just to have the survey on file if needed in the future and to be sure I mark my corners properly. Has anyone else experienced a surveyor making what appears to me to be a money grab like this? They told me they were just protecting themselves, is this what our lawyers have brought us to? Thanks for listening!!!

If you have a legal discription - and have 3 corners located, you should be able to measure to find the other corner, off the legal discription.
You should be able to create your own survey, off the legal discription also.
Property surveys should be part of buying a parcel of land, in my opinion. Agreed upon by both seller and buyer - who pays for the survey or if it's shared.
If your county surveyor would survey for $450 - that's dirt cheap! Most easy 4 square lot surveys here are min of $1000 bucks and on up for odd shapes.
