Subject: flex lease-tiling landlords farm


What do you guys think of this deal. Have a landlord's farm needing tile very badly. He is aware of the problems but doesn't want to spend any money on tile. He suggested that if I wanted to tile it at my expense he would give me a 10 year lease. The rent then would be the county average that IA State puts out every year. A little background, landlord just retired a few years ago and rented me the farm. He knows it's wet but knew he was close to retirement and didn't/doesn't want to spend the money. Farm is average quality in the area but cash rent is strong in my part of the county. It would bring easily $30-40 acre more than the IA State average without doing any tiling. Local Tile contractor can Tile next fall and says will cost $600/ac approx. for 55' spacing and approx. $650/ac for 50' spacing. (Still waiting on a quote from another contractor) What would you do? Also not interested in purchasing my own tile plow as I won't have time to get it done.
