Southern Nevada desert | You want something with the same type of drive tires a backhoe uses.
We have an old Mark all terrain forklift that works great even in soft dirt, since we got a telehandler the forklift rarely gets used.
If it does not need to turn short inside a building look into a telehandler, the extended reach is way more versatile than a plain forklift.
If you still want a forklift I think the Case rough terrain forklifts are a good choice, negative is it seems like they mostly have short masts, think about how high you may want to go for other work (Top of bins, roof of tall machinery shed, ect.)

You also need to check the mast height to make sure it fits inside your buildings, My Mark lift has a nice 26" 3 stage mast but will not fit under my shop door, not a problem with the telehandler.
