Texas isn’t the cheap place it once was to live as far as farming. They drained the aquifer in West TX by pumping too much water.
Taxes in North TX and East TX have climbed considerably.
One very wealthy individual bought up many thousands of acres of farm land in TX. He made tremendous improvements. It was really impressive to see what all he had done. But then he sold out.
