What a complete mess!
Unrealized gains are already being taxed in other areas. At the end of my year I have to take a snapshot of my hedge account and “mark to market”. I pay taxes on gain on open positions.
If that was to be done for land, would you need to get it appraised every time the capital gains tax needed to be figured? If the value of an asset went down, would they pay you money back?
