I know there are several different pieces to this puzzle, but I deal with these things more than I should have to...

It sounds like the tax assessor's or abstractors made a mistake in their mapping and has caused this confusion.

It sounds like to me there is a slight slight chance for adverse claim... Although it will be muddied by him just being a land owner and not actually occupying the property himself.
Ex - If I was the actual owner I would say, "I can't help it your dumb@$$ tenant didn't know where the property line was!"

In MS we have "turnrows" that move over time, due to mudholes and several other reasons. It's not a valid claim because Joe Blow Employee (Renter) was farming across the line for 20 years.

I realize that things might be different in MN, but I'm a land surveyor in MS and this is how it typically goes down here.
