The best loan to have in the past 10 years was the monthly variable tied to Libor. Mine touched 6.125% a few years ago at its highest for about 5 months. It has been under 4% for way over 7 of those 10 years and has been at 2% for about a year.
That being said, the 30 year rate right now is very low right now, but the rate on the monthly variable saves me over $45,000 in interest a year
