10ac here in the country. Problem with smaller parcels is the owner will want a shed or two. They will want trees or a shelter belt and this and that. Too small of property and you end up having to get a variance for everything because you can't meet any setbacks. Variances aren't supposed to be common, they are supposed to be the exception.
