Sounds like what’s going on around here.

Wife and I are in a position to buy another farm now. We’ve considered trying to look for a smaller parcel closer to town with “development potential” down the road. There have been a lot of fortunes made around me by families whose prior generation landed in the right spot. Those guys are truly the worst competition when a farm comes for sale or auction. If they’ve just sold a farm it seems they have an unlimited checkbook when competing against others who are just farmers. Have had a few instances where $7500-8500 an acre ground brings $10,000 an acre here because of buyers with 1031 money. I think I heard of a farm that IMO shoulda been in the lower range of that bring $14,000 because of 2 buyers with 1031 about to run out and it touched each of their farms. This is in a county with 180 county average I think.
