Echo what Kurt said about quit claim deeds, which was likely the case from her father to her.  Her payout to siblings changes it up a bit.  Currently nursing home will take anything you have that is liquid until you run out, if you still owe, they go back 5 years on gifts.  If nursing home resident still holds title to primary residence and spouse still living there, nursing home will put a lien on it until both people pass, and then take possession and sell it.  Not sure how it works if only resident of house is in nursing home, just have fairly recent family experience with the above situation.  There is legislation in the works to push the 5 years out to 10, but it's been kinda hanging on the vine for a few years now without enough traction to pass.
