Looks to me that the longer you wait to buy land, the more it costs. Despite the looming tax concerns, seems to be more buyers than sellers. Money velocity is low in some sectors but is pretty high in land, stocks, etc. as all the sideline cash looks for anything that will give a return above zero. Yes I agree CPI is a poor measure of inflation for farmers.

Edit here is what I did.....nothing for sale that I wanted close so bought land 15mi away as a hedge. Close enough to farm but not in love with it. Will sell it and trade closer when something comes up.


Bought 80 twenty miles from home in 2009 as a hedge to trade for something close to home. Son bought another 80 in 2012 six miles from that 80 with idea to trade for something close to home @ some point. In 2019 bought another 80 that laid next to first 80. In 2019 son traded his 80 for 80 of 160. I bought the other 80 of the 160 which is 1/4 mile from the two other 80s that already owned. Problem now is finding something large enough to buy close to home that can trade out of the 320 acres. Have about decided that isn't going to happen.


320 acres 20 miles away doesn’t sound so bad. Since 2012 it’s been next to impossible to buy anything close to home. Our most recent land purchases have been 100 miles away.
