A friend of mine has an old run down farm house he rents out. He acts like that $400 a month rent is make or break for him and all this after spending $8K on a new roof plus new water heater and some furnace work. I told him once to throw a match at it and walk away, he looked at me like I had insulted him.

Dad said he was a landlord once on a house that was on farm he had bought. Said he kicked the people out who were renting and sold the house, he said never again.
