Yes it is flat somewhat poorly drained loamy sand with a clay base. From the road it looks like heavier soil but it is in fact fairly sandy.
We now have three 80 s in a row of this stuff and each of the parcels have not had much lime for 40 years and most had native grass just cut off twice a year for cheap hay and zero fert applied.
