When this question comes up here on AgTalk, the consensus is always to tear it down and start new.

This applies more to in town living, but no one ever asks about what your zoning laws are. Can you tear down and rebuild the same sized house or will you run into setback issues? Will your town make you do site improvements that end up costing a ton of money?

What are your goals with the house? Character, energy efficient, better flow, low maintenance? If you want energy efficient, tear down and rebuild with quality materials is preferred. If you tear the old down and build new on a low budget, you’re still going to have a leaky house. Character? You’re going to spend a fortune making a new house look old.

There a lot of questions YOU have to answer. But when doing your numbers, like mentioned in previous post, make sure you put real numbers on paper. Sure you can tear it down with your equipment, but make sure you pay yourself and put an equipment rental price on there also.
