Until converted to dollars it is unknown and not money. You can borrow money against the equity in it. Different than dollars that have come out of a market looking for a home. Equity is equity and money is money.
Once you borrow against that equity, you have in essence, turned a portion of that equity into money
(debt money
). In terms of a loan for dollars, equity is money..
