A somewhat rare event - I think Don has the best plan.

I would be very humble, very matter of fact, very business like. No ego, no hurt feelings, no issues.

Give me your best buyout offer, and I will decide if I wish to farm the land as per the lease which is my right, or accept your buyout.

Assuming you have a good ironclad lease in your state, you hold the cards, and this keeps you out of endless negotiations, messing around, or coming up with your own stuff. Nice & simple. One shot, it's up to the buyer to make his bed however he wants so nothing to come back at you with.


I'm a little lost on 1/2 the rent returned; I am guessing 1/2 the land is in wheat which you get to keep, and 1/2 is in beans which the new owners want, but I'm not 100% on that?
