Well lets see the todays fall delivery price in that area is 3.36 for corn and 8.01 for beans. (United Farmers COOP) The a average yields for the area are 160 corn and 46 beans. Average row crop CSR2 for the area is 76-79. These farms are all in the 30 to 50 CSR2 range. Hoping to get average yield would be foolishly optimistic. T yield for Lucas county is 119 corn and 41 beans. Those numbers put you at a gross income of $399 on corn and $328 beans. Input costs for seed, fertilizer, chemicals, and insurance most likely in the range of $250 corn and $150 beans. (cheap seed and mining the ground could save $)
So, with a whopping $148 per acre in corn and $178 in beans to cover planting, spraying, harvesting, drying, and hauling to the elevator. It does not leave much left for rent and that folks is why its up for rent in the middle of March. 2019 average rent in Lucas CO was $160 low quality land was $131 average. those numbers were too high for past renters.
Bid what ever you want but my number would be lots lower than those.
