Input costs for seed, fertilizer, chemicals, and insurance most likely in the range of $250 corn and $150 beans. (cheap seed and mining the ground could save $)
So, with a whopping $148 per acre in corn and $178 in beans to cover planting, spraying, harvesting, drying, and hauling to the elevator. It does not leave much left for rent and that folks is why its up for rent in the middle of March. 2019 average rent in Lucas CO was $160 low quality land was $131 average. those numbers were too high for past renters.
