It's none of my damn business, but have you figured out how much that cash you want to take out will actually cost you, by the time you run it over a 30 year term, plus an extra 1/4% on ALL the money you borrow?

I would suggest to only refi the actual house loan, and do something separate if you absolutely need more money for something else.
