South Central Iowa | I would not pay him upfront. This is crooked as all get out. Those rules can change with a breath. Also, maybe you won’t even be able to harvest anything because of a frost kill or unable to get a good window, whatever. Pay him after the harvest or move down the road.
I would calculate your removal rate conservatively and leave it at that. I wouldn’t pay him jack for what he claims his nutrients are. If you’re in one of these PP areas and can really sublet it, the available land is in high supply and those who use it are in low supply.
You’re doing him a favor keeping his weeds down. Also you are taking all the risk and supplying him a market. He’s lucky to get $50 an acre from you, or whatever. Bet he has nutrients to mine if the ground is prime. So if you pay him removal costs, for the love of God don’t go spread dry on it.
