Agent Orange: Friendly fire that keeps on burning.
I've always used wax gaskets at my places in Montana and they are great. When we bought a home in AZ, it seems that both seals failed about 7 years after the toilets were installed. Talking with neighbors that live in AZ full-time, they need to replace the wax gaskets at about the 7 year mark too. I am at a loss to explain why the wax seals don't last but I installed new Toto toilets and used waxless gaskets. We'll see how they work, I guess.
