Manson IA | Make sure you have a good attorney review the lease agreement. Cell companies like to make sure the leases are 100% in their favor and they will basically get to do whatever they want while they have the lease. The company I work for we like to make sure it's written from a a landlords perspective to where you will have options if something isn't right, make sure you have outs if they are not safe, don't pay, etc... Also make sure the lease increases a percentage every year, and I would NOT sign one for more than 5 years... You can also try to say the lease is non transferable and a new company will have to re negotiate the lease if the choose to do so, some may not go for this because cell tower companies also like to play the game of finding cheap old poorly written leases then buying them up from previous tenants and then try to get you (the landlord) to abide by the previous contract and re-up cheap for another 10-15 years... | |
