Much of the land price increase was driven by just a few buyers who had deep pockets, and had to park their 1034 exchange profits somewhere. Some was from plain old speculation, and some was from schill investors in the farmer who was the named buyer, IE, silent partners.
Now some of the investor buyers are finding much turnover in their renters because those rents were unsustainable. Maybe some of the high rent payers are finally getting their ears pinned back, and cutting back. Can't farm the whole county. With the local basis, freight to get our inputs up here to the great white north, and premium weather quality here, I think there will be a lot of naked swimmers when the tide rolls out a little further.
