One of the organic email list serves I participate in recently had a discussion about whether certified organic acres should command higher rental rates. My answer is, only enough to incentivise a longer term lease. Successful organic production is due to increased management skill and resources, so the operator should get that reward. If it is already certified organic, I'd likely bid less than the conventional average, because there'd likely be a nasty weed problem to clean up.
My observation of the world is that poor conventional farmers make even worse organic farmers. Also, many unsuccessful organic farmers could likely make more money by cutting acres in half and giving those acres that much more management and timeliness.
