Tablerock Ranch eastern Wa | I am a buyer at a moments notice if it makes sense, but pasture in my opinion is a big looser at least out here, if I was a younger guy thinking about taking on debt for pasture I would ask one simple question --- can I lease it out at any point in time and make my payments ? if the answer is no then don't do it !!!!!! don't bet on the COME !!! if the place was strategic to your existing operation then I have bought ranches at above my simple rule of thumb,
as a simple cattle carrying perspective out here you can carry cattle on leased ground for 50% of what you would pay to buy it, that being said it is very hard to find ground to lease so its complicated. My son and I just bought a place that we had leased out of necessity or we would have lost it "it was strategic" it also costs us close to 50% more a year to own it. I try make my major purchases on worse case scenario with still a high chance of a successful outcome.
