I'm sure the scenery in MT is a big part.

In WY there is no income tax, sales tax is low, property tax is somewhat low, no tax on groceries and the gvt. is the largest employer in the State. So you have people with a steady guaranteed job that retire young with an exorbitant retirement income. You also have large land holders so people either live in a city or a ranch subdivides outside of the city. The geniuses in charge think they can legislate urban sprawl so they keep upping the subdivision rules, was a 5 acre minimum then 35 and now 100 to get around the rules. So you just have larger and larger chunks of land being cut up to put a house on. A 100 acre place is out of a lot of peoples price point, especially when then adding a house. So the unintended consequences are the smaller 5-40 acre places are in higher demand and therefore prices rise.

If you can stand wind, and I don't mean a 25mph breeze, for 7-8 months a year it can be a great place to live. At least in WY's case there also isn't a large influx of people coming in. It mainly is all self inflicted wounds on why housing is raising. If you get out of the half a dozen population centers, and the whole Yellowstone area, you can still find very affordable housing. You just might not have a Walmart or McDonalds to go to for 50-100 miles.
