I agree I like the number of monthly rent times 100. Townhome/duplexes we've bought are about $145,000 and rent $1,250-1,350 so I'm not quite making that number. These are about 20 years old. In my town the value stays fairly consistent based off rental rate and first time homeowner value. With the exception of a 2008. I'd have to double check but taxes and insurance here is 15%, I don't think 20% of your gross rent. I do like the idea of buying/building new units you can rent them 10-15-20 years with little to maintenance and sell, this works a lot better as the builder building them at cost.
