Indiana		My rule of thumb on rental properties is pay 100 times monthly rents, in general.

So if rents are 5,400 per month value should be around 540,000. If you pencil this out it should cash flow.

Just bought a collage rental for 175,000 that rents for 2600 per month but it needs some improvements. Has potential.
