I believe IRS form W-9 is a request for taxpayer id number. You can download it from IRS website. I wouldn't put ssn on lease. FEIN would be ok but I still wouldn't put that on either. If they don't complete W-9 then I think you are supposed to withhold taxes from their payment. Should be a good enough reason to fill it out.
