| I did a quick spreadsheet for the answer. I have a 5.94% return going forward. This assumes he is paid on time.
The overall return on the investment depends on when he bought it. Assuming it was bought 10 years ago it should be 4.17% annual return. Purchased a year ago, it should be 16.3% annual return. Also assuming rent (or monthly value) has been equal to repairs.
