I agree with imputed interest of 5.78% annually. You have two different calculations.

PMT -$1000
FV $0
N 60
CPT I/Y will equal .48/month times 12 months equals 5.78%
Calculation #2
Profit of $16,000 divided by initial investment of $36,000 is 44.44% total return. Divide that by the number of years owned to get annual Rate of Return.
