As one seasoned farmer , who owned a lot , told me once , "I only want what's next to me". He had enough land that pretty much everything was next to him.

Boone you are definitely on to something. But being next to someone is only part of the equation. It generally has to be next to two that want it , at about any price , just to have it. All my life I have been told "they aren't making any more land". That does holds true for here in the USA. South America doesn't have that problem , yet. And many times it only comes up for sale once in a farmers lifetime.

Also another thing I have been told is land seldom if ever cash flows on its own. Many argue with that but I think that has been the norm in my area almost all of the time.

Boone I might also add buying land is a rich man's game. The rich tend to buy what they want when they want or when given the opportunity.
