A couple thoughts.

$500/mo rent with landlord paying utilities is either a very generous landlord or an absolute dump of a house here.

Sheep and cattle can get along together, but they both eat grass, so the adding sheep means there will be less feed for the cattle.

Maybe grandpa doesn't want to sell because he doesn't want to pay capital gain tax and knows that his heirs won't have to worry about that due to the stepped up basis if it is transferred after his death.
