south central WI		$20k seems like a lot for a lawyer, especially one who admits he doesnt want to or cant handle it. Find a lawyer who knows what he is doing. Sue them. They may not have money but they might have assets. Get you name on them before others do.

Look at it this way. You are giving them a $80k loan. If they can come up with the money, that's fine. You get paid and the lien is dropped. If they go broke, they have nothing anyway and the bank will foreclose. You will have your name on the list of who gets what's left of the money from the sale. It's not mean, it's the law. They hired you knowing they couldn't and wouldn't pay. Why let them get away with that? I'd they wanted to pay they would pay some of the bill.

Maybe you can find a lawyer who will do it for a third or half. That way they have a chance for a big payday or no pay, depending on if they person has any equity left.
