So, TN Farmer, what do you think the purpose of the real estate is?  You say you don't want her money.  So, why shouldn't the real estate be used to pay for her long term living needs?  IF your family wants to keep the property "in the family", then make plans for someone in the family to purchase it.  Like now.  If the property is sold/ purchased at current market prices - or close to it - then those funds are available for her to use (for long-term living needs), there shouldn't be a problem.  At least that is how I see it.
