Subject: RE: storing grain for landlord with share crop lease

Leesburg, Ohio
Our share-rent farms have some on-farm storage furnished by the landlord, so some grain gets stored there. What does not fit in the bins on that farm gets dried and stored in our own facilities. We charge about 15 cents/bu to dry and store landlord's share of the corn in our bins. No charge to haul, except hauling to distant terminals instead of local elevator, we charge 15-20 cents/bu depending on distance.

Cost of gas and electricity in shared farm bins is split. We have scales on our grain cart, and everything goes thru the cart with a printout and hand written backup records, so we know what goes where and how much.

We never split bushels, only dollars. All share grain gets delivered on a joint ticket 50/50, and the buyer splits the dollars into two equal checks after applying to joint contracts or joint spot sales. We have had issues where a buyer would apply our half of shared grain to one of our 100% contracts and leave the landlord's share at spot price or a different contract, and things get confusing and hard feelings can develop over different prices for each half, so we demand buyers only split dollars now.

If we end up with partial loads of shared grain left in our inventory, we just sell it ourselves, and then reimburse the landlord. Some operations around here do all the shared grain that way, and as long as the paperwork trail is clear and accurate, that can work ok. Not sure how that plays into State Dept of Ag grain handler regs....

Some landlords want to be involved in pricing, some do not, so work this out ahead of time with each landlord.
