I have been on every side of this issue. I have been an original purchaser and had my partners pass. I have inherited some interests in various degrees and combinations. I have been involved in Trusts, LLC's, and undivided interests. I have mostly enjoyed good relationships as manager, trustee, member, beneficiary, tenant and partner. Appraisals generally have reflected a discount. The amount has fluctuated by purpose of the appraisal and desire of those requesting the same. I certainly can see justification for a discount. It is not taking advantage of someone. What they own is not the same as full ownership. I have offered my interest for sale at discount.
